  • Registration fee:
    This is usually 4% of the purchase price in Ras Al Khaimah and is paid to the Department of Land and Property Ras Al Khaimah (equivalent to the land registry in Switzerland) for the registration of the property. This fee is only payable on final transfer of the property (after completion).

     

  • Mortgage registration fee:
    When you take out a mortgage, there is a registration fee of approximately 0.25% of the loan amount. Banks usually also require an independent property valuation, which costs around CHF 650-750 (AED 2,500-3000).

     

  • Oqood fee:
    The Oqood fee is usually 4% of the purchase price and is used to provisionally register new build properties in Ras Al Khaimah to secure the buyer's ownership rights during the construction phase. The Oqood fee is payable to the Department of Land and Property at the time of purchase.

     

  • Other fees:
    Title Deed: There is a fee of approximately CHF 700 (AED 3,000) to issue the title deed.

Mortgage

When buying a new-build property, foreign buyers have the option of taking out a mortgage. The maximum loan-to-value limit is approx. 75% of the purchase price. As a rule, the mortgage can only be taken out in full once the property has been completed, as this minimizes the risk for the bank and ensures that the property has the promised value.
