    This is usually 2% of the purchase price and is paid to the Abu Dhabi Municipality (equivalent to the Land Registry in Switzerland) for registering the property.

Mortgage

When buying a new-build property, foreign buyers have the option of taking out a mortgage. The maximum loan-to-value limit is approx. 75% of the purchase price. As a rule, the mortgage can only be taken out in full once the property has been completed, as this minimizes the risk for the bank and ensures that the property has the promised value.

 

However, it is possible to obtain pre-approval for the mortgage during the construction phase. This takes place from a construction progress of approx. 50%. Payment is usually only made after completion. This protects both the buyer and the bank from possible risks associated with new construction projects.
